Welcome to New York.

This report covers over 200 hotels that are in the development and renovation pipeline, or that have opened in the past three and a half years. They are located in neighborhoods and boroughs across the city, from the Bronx to Staten Island. The city is seeing growth in select service properties, new boutiques and design-driven hotels and the renaissance of luxury accommodations in Manhattan. New York City's dynamic hotel sector performed at record pace in 2014, selling over 32.4 million room nights and attracting over 22 million hotel guests. Today, the active inventory for visitor accommodations stands at over 103,900 rooms creating opportunities for short visits or extended stays. Looking forward, the pipeline of new hotel capacity will bring at least another 20,000 rooms online in the next three years. This report also includes 28 new listings since our last update. Located across the city this activity continues to support the most dynamic environment for hotel investment, development and the creation of new opportunities for visitors to the city.

In the past year, the city has gained by the addition of 22 new hotels bringing over 4,000 rooms online for visitors to enjoy. This includes several milestones in new luxury including The Knickerbocker, the Park Hyatt New York, The Baccarat Hotel & Residences and the first New York Edition. Diverse neighborhoods are also attracting exciting new developments including the opening of the first Residence Inn in the Bronx. We also note that there are several new properties in Williamsburg and Downtown Brooklyn, Long Island City and Flushing in Queens, the north shore/St. George area of Staten Island as well as the Lower East Side, Meatpacking and upper Manhattan neighborhoods. Midtown Manhattan is again the site of new developments on both the east and west sides of Fifth Avenue, including the debut of the new 1 Hotels brand near Central Park.

Among the hotels listed here, covering the period beginning in 2012, visitors will find some of the smallest (a 14 room boutique) or most intimate properties, or the newest brands (Moxy, EVEN, Edition, Element, Virgin, or aloft), or local brands (The Knickerbocker, Riff, BMB, The Paul, Umbrella, and Public), or most established names and brands. In recent years, too, international brands have made New York City home with the addition of CitizenM, Riu, and Park Hyatt as well as the new Tommie brand and Baccarat to name just a few. At the same time, renovations of landmarks such as the Intercontinental Barclay will add to visitor choice. New to this list as well as to the city we mark the announcement of the next Firmdale Hotel in the city (The Whitby), the Esplendor brand at the Bossert in Brooklyn, a first Dazzler Hotel also in Brooklyn as well as another Jade Hotel and a Pod Hotel in the pipeline. 

As we have been tracking, this list marks the addition of new select service properties as well as lifestyle and boutique hotels. There are suites, penthouses, new extended stay and revitalized airport hotels. Continuing a pattern that we have seen for a decade, development spans the entire city with neighborhoods and boroughs creating thriving hotel and visitor opportunities for groups, individual business or leisure travelers, as well as visiting friends and relatives. Repurposed landmark buildings are undergoing architectural and green renovations to become destination hotels in destination neighborhoods from Harlem and the Bronx to Midtown, Times Square and all the way downtown and into Brooklyn. Boutiques and select service brands are making more distinctive neighborhoods attractive for visitors seeking a hotel to match their lifestyle, type of travel and budget. Extended stay and residence suites keep NYC business-traveler friendly and accessible. Airport and Queens hotels constantly redefine the entire experience. Families, too, find it easier to travel in groups to enjoy the city's vibrant life and activities.

At the time of publication, the list of hotel properties under construction was still expected to open on or near their scheduled or projected completion dates. The vagaries of construction permitting and the pressures of securing financing throughout the construction cycle may have an effect on the actual dates; however, the properties listed here were already permitted, and in most cases demolition and/or excavation had begun.
