Hotel Development in NYC: 2011 to 2016 and Beyond[1]

 

New York City's dynamic hotel industry is ever changing. New properties are adding to the City's inventory. Repurposed landmark buildings are undergoing architectural and green renovations to become destination hotels in destination neighborhoods from Harlem and the Bronx to Lower Manhattan and Brooklyn. Boutiques and select service brands are making more and more neighborhoods attractive for visitors seeking a hotel to match their lifestyle, type of travel and budget.

 

This report covers 73 properties under construction across all five boroughs of the City representing over 16,000 new rooms to inventory by 2016. This activity will bring the City's total available room inventory up to 110,000 in almost 600 different and distinctive properties across the City. We highlight 16 new additions to the report since our last update in March 2013. We also report on the opening of 16 hotel openings since the beginning of 2013 which have brought over 2,500 new rooms online.

 

New brands are also part of the scene as IHG announced plans for a second EVEN hotel and Commune Hotels & Resorts announced the launch of Tommie a value-conscious urban brand created to appeal to the youthfully minded global traveler. Taking comfort and practicality into play, the two new hotels under development in NYC will be “crash pads” for the discerning traveler. Richard Branson announced plans for a Virgin hotel in Midtown; Marriott put a second Edition hotel into development and discussed importing the AC brand from Spain. At the same time, renovations are taking place throughout the City. The 597-room historic Paramount Hotel recently revealed upgrades to its 1928-era property offering the new Paramount Bar & Grill and new event spaces. The New York Palace transformation is nearly complete, with renovated Tower Rooms and 86 suites and other changes across the 813-room luxury property. Other iconic properties are also changing with new meeting rooms and guest room changes at the InterContinental Barclay on East 51st Street. The Novotel is completely metamorphosing at its property on Broadway in Times Square. In the vibrant environment, there is never a better time to be planning a trip to NYC.

 

Geography across this city is also buzzing with new developments. Twenty-five percent of the projects under development are located outside Manhattan, bringing some of the most exciting new projects to Brooklyn, the Bronx, Queens and Staten Island. Three projects are in the works in the Bronx that cover new buildings and conversions. Brands and boutiques continue to find Queens attractive as business and leisure travelers find it an ideal location for their NYC visit. Brooklyn's diverse neighborhoods are also the site of new developments including new hotels for Brooklyn Heights, the BAM Arts District, DUMBO, Williamsburg and near the new Barclays Arena. Finally, Staten Island will be the site of new shopping, hotel and entertainment developments easily reached by the growing network of ferry and water taxi services.

 

Adding to the theme of mixed-use developments, especially in landmarked buildings, are a number of recently announced projects in different areas of the City, including a conversion on lower Broadway to commercial, retail and hotel, with plans to expand the Kaufman Astoria movie studio to include a luxury hotel and restaurant. Also on the horizon are a number of promising proposals. The Sydell Group is looking to build a Freehold hotel in north Williamsburg, Brooklyn. Across from the Wyeth Hotel, this development brings the hip vibe of the NoMad hotel to one of the newest destinations in the City. At the same time, the former Alex Hotel at East 45th Street will become a member of the Wyndham Vacation Ownership group and operate as a time-share beginning this summer.

In May, Langham Hotels took over the former Setai Fifth Avenue bringing a blend of modern luxury and urban sophistication to a central place in Manhattan. With a spa, restaurants and shops of its own, it is a welcome addition to luxury properties in the city.

 

Bronx Opera House Hotel—60 rooms

The Bronx

The hotel will occupy the former Bronx Opera House, a Beaux Arts building in the South Bronx that once played host to performers such as George Burns and Houdini. This project, in The Hub Shopping District, is being developed by The Empire Hotel Group which currently operates seven hotels in New York City.

This re-imagined luxury hotel is opening in an 18-story pre-War building which first opened its doors in 1929 as the Buckingham Hotel. The hotel, just steps from Carnegie Hall, will feature a signature restaurant, spa and specialty suites.

This former hotel site has been closed for five years and is being completely renovated and reflagged by Gemini Hospitality. The new hotel will support visitors to the borough as well as airport traffic.

 

Viceroy New York—240 rooms*

Viceroy Hotel Group is bringing their signature lifestyle hotel experience to New York City. Ark Investment Partners is developing this 29-story new building with a Roman and Williams-designed façade, pool, rooftop bar and amenities in line with the Plaza District neighborhood. Close to Carnegie Hall, Central Park and shopping this is a welcome luxury boutique and fine dining options will be welcome additions to the neighborhood.

BD Hotels is converting a vintage former hotel building into a new small boutique hotel on the corner of 5th Avenue and 8th Street in the heart of Greenwich Village just blocks from Washington Square and historic West Village sites.

With exterior construction virtually complete and a roof top space visible, this new hostelry in the heart of the theater district is being developed by Brack Capital Real Estate, the team behind the recently opened James New York SoHo Hotel. It will bring the affordable luxury associated with other properties in European capitals to NYC. Next year it will be joined by a second downtown property.

This development is a collaboration between sbe, a creative hospitality company, and Manhattan-based Moinian Development and designer Philippe Starck. The hotel will feature a celebrated food and beverage program and nightlife offering on their rooftop. The New York City property will be the third hotel for the SLS brand which also includes locations in Beverly Hills and South Beach.

Another mixed use residence-hotel being built by New Line Structures is on the horizon along the far west side of Manhattan. The dynamic corridor of restaurants, shops, and hotels is near the theater district, Times Square and transportation hubs. It is also close to the Javits Center and Hudson Yards development.

Dallas-based boutique hotel company NYLO has launched into the renovation of the 298 room hotel on the upper Westside of Manhattan. When the renovations are completed later this year the property, with three restaurants, will be reflagged and be the company's first franchise in NYC highlighting original artwork from local artists, a new lobby bar, and updated guest rooms and suites.

McSam Hotel Group LLC is developing this historic property in Lower Manhattan steps from Battery Park, the river ferries and downtown arts organizations.

Extell Development is building a new 54-story project which will have a long-term management agreement with an affiliate of Hyatt Hotels Corp. Located at the crossroads of business and theater, the hotel will have an innovative exterior and include 75 deluxe rooms and suites and full service bars, restaurants, fitness center.

The Central Park Marriott contains two select service hotels in one glass tower that is the tallest Marriott hotel in the world. Marriott International, Inc. and ownership group Granite Broadway Development have developed this 68-story, multi-hotel property to be managed by Interstate Hotels and Resorts. With a fitness club, lounges, bar and restaurants as well as retail, conference and business center and outdoor terrace, the new project is ideally located for all leisure and business travelers.

A former office building in Lower Manhattan is being converted to a new 21 story hotel. This deluxe new build project is a joint venture between Hyatt Hotels Corporation and Extell Development Corp. It will be a mixed use building with a luxury hotel, indoor pool and roof top amenities as well as luxury condominium apartments in the heart of the Plaza District.

A new-build property just off 5th Avenue brings visitors into the heart of midtown with restaurants, theaters, “Little Brazil,” and transportation hubs. This is one of two new Cambria Suites being developed in NYC by Choice Hotels.

Lam Generation is developing this project in Lower Manhattan. Rising 18 stories, the new hotel adds to the downtown inventory with modern boutique accommodations.

LodgeWorks is developing this 21 story independent luxury hotel property in the Garment District which will feature industrial chic designed by Peter Poon with four distinct room styles

Projected opening: spring 2014

 

A 17 story building is being converted to another Marriott Residence Inn in the Lower Manhattan neighborhood across from the World Trade Center. Redesigned by NY architects Stonehill and Taylor, the project is a partnership of the Carlyle Group, Tribeca Associates and Highgate Hotels. The ground floor will host retail.


Cambria Suites Chelsea—140 suites*

Projected opening: mid 2014

 

The second Cambria property slated for NYC, this joins a collection of diverse hotels in the city's Flower District. It will be managed by Concord Hospitality.

 

Holiday Inn—408 rooms*

This $50 million McSam project adds a lean new tower to the skyline offering guests modern accommodations and great views of lower Manhattan and the harbor. Located blocks from the World Trade Center, it is adding to the revitalized business and visitor friendly areas of Lower Manhattan.

Starwood Capital Group LLC in partnership with TriBeCa Associates LLC is investing over $400 million in a new multi-use condominium, hotel and library on the site of the former Donnell Library across 53rd Street from the Museum of Modern Art. Simone Development in partnership with Marriott Hotels will open this property as part of the 42-acre Hutchinson Metro Center commercial campus in the Pelham Bay section of the Bronx. In April 2011 Starwood announced the fourth Four Points by Sheraton to be built in NYC. Developed by The Lam Group, the property will have suites and rooms, a restaurant and conference space.

A new 32-story hotel is underway at Fletcher and Front Streets in the South Street Seaport area. Developer Lam Generation is leading the project.

Construction is to begin on the conversion of a landmarked bank building in the heart of the art, shopping, and dining neighborhood growing up in the Lower Eastside of Manhattan. Developed by DLJ Real Estate Capital Partners, plans are to keep design and furnishings in line with the Beaux Arts style of this 12 story building.

A new boutique hotel development is back on track for a building site of Fifth Avenue. It is expected that Commune, a joint partnership between Thompson Hotels and Joie de Vivre Hotels, will take over the management of the 33 story property. Thompson Hotels will manage a renovated iconic building, the former Beaux Arts Temple Court, across from NY City Hall being developed by Commune Hotels & Resorts into a luxury boutique hotel with 90 residences as well as superior hotel accommodations. Development is being handled by GB Lodging. Designs will preserve the historic brick and terracotta former office building with a Victorian glass atrium.

Second Development Services is developing a full-service hotel designed by Thomas Leeser (known for his work on the London 2012 Olympic Park, 1 Prospect Park and Museum of the Moving Image). A 39-story new building situated between the Barclay's Center and the BAM cultural District it will house performance spaces, a restaurant, bars, and a banquet hall.

Danforth Development Partners has been selected by the Empire State Development Corporation to develop this project which includes commercial and residential towers built above the historic Victoria Theater, dating back to 1917. This will be another dynamic component of the Harlem visitor ecology.

Edition Hotels is expanding its brand with the conversion of the iconic MetLife Clock Tower in the Flatiron District of Manhattan into the second property in the new brand located in NYC. This new luxury lifestyle brand is a joint venture with Marriott International, Inc and Ian Schrager. It will be an all suite hotel.

The north shore of Staten Island is coming alive with the plans for the Staten Island Wheel, projected to be the world's tallest Ferris Wheel, alongside a shopping mall and new 200 room hotel as well as new residential properties. Easily reached by the free Staten Island Ferry from Lower Manhattan, this will be a new must visit destination.

Developer Larry Silverstein recently announced the rebirth of his planned Lower Manhattan hotel and condo tower. Designed by architect Robert A. M. Stern, the architecture of the 926-foot tower will align with its famous art deco neighbor, the Woolworth Building, and add to a downtown district that includes One World Trade Center, the Calatrava PATH station and proximity to the city's riverfront developments.

The spur of the High Line that runs over 10th Avenue will connect to the second floor of a 240,000 square foot hotel-condo being developed by Sherwood Equities.

The first Virgin Hotel in NYC will break ground in the NoMad area, one of the city's newest design and lifestyle hotel hubs. Virgin Hotels are four-star and hip according to CEO Raul Leal. The project is being developed by The Lam Group.

The High Line Hotel debuted in June. It is managed by MCR Development LLC. This intimate 60-room boutique is located on the grounds of the General Theological Seminary in the heart of the Chelsea neighborhood. An urban sanctuary it is walking distance from art galleries, extensive dining options, and the access to the High Line.
