According to a recent CNN/Money.com story, Lake Tahoe is ranked the third most popular place in the country for families to buy a vacation home. The national trend indicates the hottest segment of an already hot real estate market is bubbling up in coastal and mountain towns and other vacation spots. This growth also supports the increasing interest in second home ownership at Marriott Grand Residence Club, Lake Tahoe.
In its final phase of sales, the highly sought after resort now brings seasonal fractions to those in the market looking for a maintenance-free vacation home. Marriotts new Season of Choice, a fractional ownership option now available in addition to its quarter ownership interests, is the first deeded, real estate product offering buyers three or five weeks of ownership in specific timeframes, designated Winter, Summer and Tahoe seasons.
In just three months time, the resort has already received over 70 pre-contract reservations for this limited opportunity. Residence types range from studios to three-bedroom penthouses with pricing currently running in the low $100,000s for a one-bedroom residence during the Winter or Summer seasons. Pricing varies by fraction, season, residence type and view selected.
Carol and Alex Hehmeyer of Walnut Creek, Calif. who recently reserved a Tahoe Season interest, have been looking for a vacation home for some time, and have found their dream at Marriott Grand Residence Club. We absolutely love it. Tahoe is one-of-a-kind, and there is nothing like it anywhere else in the world, said Mrs. Hehmeyer. The Hehmeyers and their family enjoy both mountain and lake activities, such as skiing, snow shoeing, hiking, boating and biking when they come to Lake Tahoe from the East Bay. We are busy people and Marriott Grand Residence Club is fabulous when it comes to all of the services. We dont have to do dishes, clear snow, clean, etc, added Mrs. Hehmeyer.
Scott Oldakowski, area project director for Marriott Grand Residence Club, indicated the popularity of the property is two-fold. First is the resort itself it was the first-of-its-kind at South Shore. Obviously, a big part of the appeal is our location. Tahoe is one of the countrys most beautiful destinations. The Marriott Grand Residence Club is leading a popular trend with the new seasonal fractions, quality amenities and family-friendly nature of Lake Tahoe, plus the credibility of the Marriott brand appeals to our Owners. Second, the Season of Choice program offers buyers another option for second home ownership not previously addressed.
As stated by the CNN/Money.com story (Source: escapehomes.com), the market ranking is based on web site traffic and inquiries from buyers over the past six months. It also indicated the second home market nationally has shown a median home price increase of 37 percent over the past three years, versus 28 percent for other areas. At Lake Tahoe, its more pronounced with a 52 percent increase, placing it fourth in the country. Finally, buyers reasons for buying a second home: vacation, 51 percent; plan for retirement, 18 percent; diversity of investments, 16 percent; rental income, 15 percent.
